Commercial Leasing Agreements

Coughlan White & Partners delivers a specialist expertise when guiding our clients through the complexities of Commercial Leasing. We pay particular attention to the protection of rental income, taxation, rates, insurance, repairs, inspection and eviction.

We recognise the urgent need for a Landlord to regain control of the premises as quickly as possible where a tenant defaults on their obligations. We offer advice on forfeiture which can allow a Landlord to regain control of the premises almost immediately without the need for lengthy and expensive proceedings before the Courts.

We offer our services to negotiate with Landlords on the tenant’s behalf to ensure the client tenant reaches a suitable leasing arrangement while protecting their interests, all at a reasonable cost. We offer advice on the liability to the client tenant in what can sometimes be quite onerous terms and conditions.

Typical areas of enquiry include:

Long and short-term leases

Residential Leasing Agreements

With the enactment of the Residential Tenancies Act, 2004 (as amended) & with it, the advent of Private Residential Tenancies Board (PRTB), residential tenancies have become more structured. Coughlan White & Partners routinely offers advice to both Landlords and Tenants regarding their rights and obligations under the relevant legislation.

It also guides clients through disputes which can very often be resolved informally without recourse to the lengthy processes before the PRTB.
We also represent clients before the PTRB tribunals at a reasonable cost.

Typical areas of dispute can be:

Deposit

Notice of Termination

Rent

Repairs

Expenses

Management Company Charges
